Roger has a good idea and I've been considering the same. For many stitch and glue designs, and many Michalak nail and glue designs, you don't need a jig, and the boat will take very little space until it goes 3D. Even panel butts can be temporary for the cutting process and glued up later.
All this to say you can work in the parking lot on nice days until it is time to go 3D, saving $$s for the space rental. I've got a 5.5" Ryobi battery circular saw which is adequate for a small boat project though you may need 2 batteries on the big cutting day.
Give thought to how you will store your completed treasure. Storage is where most/all the damage occurs to small boats.

to build the boat in? I'm talking about the kind of place with long narrow
buildings with lots of garage doors in them.
Here a 10x20 foot storage unit (about 8 feet
high inside) rents for about $180 a month, and there is a light fixture in
each one. I put a bulb base in it that has a plug for an extension cord, and the
wiring is adequate for running a standard circler saw.
Lots of small businesses use these as their
warehouse/shop, and as long as you sweep up the mess and are out by closing
time, nobody cares if you are rebuilding an antique car stored in the storage
unit or fabricating stuff for your business. Building and fiber glassing a
wooden boat would fit right into the other stuff that goes on there. Paint and
epoxy fumes wouldn't be an issue at a place like this.
If you were going to get a trailer, once the boat
is finished enough to go on a trailer, you could probably do a lot of the
finishing work on the boat while its on the trailer, and cancel the storage unit
to save costs.
