Re the moorage costs of long narrow boats. Some Washington state marinas have started charging for swept area (space needed to turn a long boat) instead of straight dock footage. They have added the wider fairway area to the fee calculation. The per foot prices were getting too high and the 20 to 30 footers started to dissappear so the state is experimenting. They put in automated rack loaders at a few marinas that take up to 16 foot small boats. I don’t know the weight or other dimensional limits on the rack system.  

Some of the northwest marinas are affordable. Here is one that is located near Coos Bay. It is literally a couple blocks from your dock to the jetties.
